Metal Siding Painting Advice

Painting metal and aluminum siding can become a nightmare if not done right. Over the years I have worked on and repaired many homes with metal siding. Metal siding is real common in mobile homes. Most older mobile homes use aluminum paneling for their exterior siding.

Most painted metal siding seems to last at least 20 years. The reason for this is the paint is baked on in a factory giving it a high quality and nice looking surface. This baked on method is used for painting aluminum and most metals siding that gives the product a long life.

I lived in a mobile home park for a few years and my next door neighbor's mobile home had never been painted and was over 45 years old. He would go out and washed the mobile home once a year with some TSP soap while using a brush on the end of an extension pole to clean the home.

His mobile home might not have looked brand new but it was definitely in great shape. Over the years he had developed a few scratches and some dirt that was hard to wash off but that was about the extent of the damage to the painted metal siding.

Well we painted our mobile home and used an expensive metal primer along with some expensive paint from Dunn Edwards & Co... This paint worked great. We lived there for around four years and never had any problems once the home was painted. Having been in the construction business I knew we had to use a good metal paint primer in order for the paint to stick to the baked on paint process for the metal siding to look good.

Here's my advice to you when painting metal siding.

1. Make sure the metal siding is clean. Use TSP soap along with a scrub brush and scrub that baby clean. The cleaner the metal surface the better the new paint primer will stick or adhere to the old paint.
2. Follow the instructions carefully on the paint primer can when applying the primer. Do not paint below or above the recommended paint temperatures.
3. Make sure you explain to the paint salesman at whatever store you're in that you are going to be painting metal siding. Get the right paint primer.
4. I would love to recommend a paint primer but cannot because I don't want to get a phone call from anyone a few years from now telling me the paint is peeling off of their home. Let that responsibility become the paint manufacturers.
5. Let the paint primer dry for the recommended time as per the directions on the paint primer can. I prefer letting the paint dry at least one week. The reason for this is some paint primer's stay soft for a while and if you paint over them immediately they doesn't seem to bond as good and sometimes will stay soft for a long period of time.
6. Apply your final coats of paint following the manufacturer's instructions on the paint can.

There you have it painting metal siding is all in the preparation of the surface you are painting.

Have fun painting and always read and follow the manufacturer's recommended instructions for the products you are using. These people test their products constantly and know the best way to apply them to any surface.

Pondless Waterfall - The History

In the early 1990s, a rubber sheet material, manufactured by Firestone and Goodyear, became a popular construction material used in building ponds and waterfalls. One innovative entrepreneur in Chicago began pre-cutting various configurations of rubber and packaging it with a skimmer, filter, sump pump and tubing, creating a do-it-yourself kit.

It was not long before the word got out on how profitable pond construction was and even professionals were becoming "pond experts". Why not, if in one day you can dig a hole, pile dirt at one end, cover it with a rubber sheet, cover the sheet with rocks, fill it with water, drop in a sump pump, hook up a tube, and presto change-o, $6000 profit in 6 to 8 hours?

Well, the pioneers had a great thing going, but they made a fatal mistake, they started shouting "gold" and "jackpot"! Soon the rush was on. It is called competition and it came from every angle, manufacturer, supplier, retailer, wholesaler and especially installers.

As would be expected, this get-rich-quick fever turned into an epidemic, forcing up the price of pond liner kits to equal the cost of professional concrete construction. Since this craze started, proponents of liners maligned concrete construction, professing liner superiority over concrete construction. Making false statements about the integrity of reinforced concrete, they have attempted to elevate the benefits of rubber liners.

In searching for the facts about concrete ponds and waterfalls from reading the literature of the greed-driven liner pond industry, it cannot be found. You ask why? Because if the facts were known, who in their right mind would invest in a pond liner unless they were going to use it for a limited period of time.

The track record for pond liners speaks for itself:

More than 40% of all waterfalls will have serious structural damage within the first 3 years of construction.

An incredible 60% of homeowners say they are dissatisfied with the way their waterfall turned out upon completion of the project.

35% of liner ponds and waterfalls are leaking water within nine months of completion for one of several reasons.

65% of "do-it-yourselfers" say they wished they were informed of the pros and cons of liners from the beginning or that they had hired a professional.

These statistics are from the pond liner industry itself. I can confirm and attest to these numbers myself. I have built over 1,900 reinforced concrete waterfalls and ponds over the past 26 years and have ripped out and replaced scores of defective liner ponds and replaced them with concrete ones with lifetime warranties. Just prior to retiring, in August in 2007 I replaced a $276,000 liner pond and waterfall in Rancho Santa Fe, CA with reinforced 3500 psi concrete due to gopher damage! Pond liner installers provide no warranty against damage from rats, mice, ground squirrels, gophers, tree roots and sharp objects and this one refused to do anything to correct the problem.

Reinforced concrete pondless waterfalls have a lifetime warranty. Liner pondless waterfalls have only a one year warranty on labor, and a 20-30 year warranty against factory defects. But it has no warranty against damage caused by, mice, rats, gophers, tree roots, ground squirrels, sharp objects, etc.

Reinforced concrete pondless waterfalls use high-efficiency, above-ground pumps that are easy to service (3-year warranties).

The 1/3 HP pump is low profile, extremely quiet, and easily hidden with plants next to the falls, or the pumps can be placed in another part of the yard by extending the flexible PVC suction and return lines. The liner pondless waterfall uses a sump pump that is placed in the basin, and then buried with hundreds of pounds of gravel. In order to service this pump (only a 2 year warranty), all the stinky, slimy, rocks need to be first removed from the basin.

The pump in the reinforced concrete pondless waterfall produces 5,900 gallons per hour with a draw of only 350 watts (retail $430). A sump pump is supplied with the liner pondless waterfall kit (they advertise as the "premier" pump on the market ). However it produces 5,600 gal/hour (102 gal. less) at a whopping 912 watts power draw (50% more than an above-ground pump). It costs a whopping $530 more per year to operate (at $.13/kwh). The sump pump costing $600 retail, $175 more than a centrifugal pump. Many liner installers refer to it as "the best warranty in the industry" and it is only for 2 years, as compared to a centrifugal's 3 year warranty!

The rocks of a reinforced concrete pondless waterfall are all securely mortared in place (covering the concrete shell). Consequently anyone, especially kids, may climb on the rocks without them shifting, possibly causing serious injury. Rocks will move and shift in the liner pondless waterfalls and in just a few months, the unsightly liner is exposed in the falls and the perimeter of the pond.

During construction of the concrete pondless waterfall, many design liberties can be taken, such as altering the length, width or shape of the water feature as the project progresses. Unlike a liner pondless waterfall, the parameters have already been established by the manufacturer of the pond kit.

The concrete pondless waterfall can utilize the large, open basin to install an Aquafill automatic water leveling device. In addition, the basin can be made smaller because the space for water is not taken up by rocks as it is in the liner pondless waterfall basin. The only rock that exists is on top of the galvanized or plastic plank cover.

Wow! Check this out... reinforced concrete waterfalls are 1. secure & stationary; 2. permanent;3. they will last for decades; 4. Cost less to build; 5. Simple to operate; 6. Simple to clean; 7. Virtually maintenance-free; 8. Three-year pump warranty; and 9. More natural in appearance and less liability. Lemons or apples? You decide!

The liner revolution is fading fast, the truth of their limitations are coming to light and their track record is badly tarnished. Leaky liner customers are fighting back with litigation nationwide and are winning because they were not told the whole truth in the beginning.

Before wasting your hard earned money, do your research and use your own God-given common sense. Begin with the internet by searching "pond liners vs. concrete.

Repairing a Leaking Toilet - Home Repairs

Let me explain how a toilet works. First when you go to flush the toilet a little arm pulls a rubber flapper up and lets the water drain into the toilet bowl. The water draining into the toilet bowl forces the old water out along with the number two or number one waste and extremities.

If the toilet sounds like it is running there is a good chance that the seal between the rubber flapper and the plastic rain at the bottom of the toilet is broken somehow. The sound you are hearing is water running around this ring and in to the toilet bowl.

This leak is actually causing no damage to the toilet itself but is wasting water. Hence the water bill will be a little higher if you don't fix the leaking toilet. The best way to find out if this is actually your problem is to take the toilet tank lid off. Then stick your hand down into the toilet bowl and press gently on the rubber flap.

If the water stops leaking or starts running faster this is your problem. Turn the water off to the toilet. There will be a shut off valve on the wall under your toilet bowl in the bathroom. After you turn the water off removed the plastic flap and examine it.

You will be looking for a warped toilet flap or of some sort or grooves on the flapper itself. Take the toilet flapper down to your local home improvement store and buy a new one. Go home and replace the new toilet flapper and this should solve 90% of your leaking toilet problems.

There is one more thing it could be. With the toilet tank lid off, check to see if water is overflowing into the little round plastic pipe. This plastic pipe should have a small hose running from the float valve assembly into it.

If the water is over flowing from the toilet tank into this little plastic pipe you will need to adjust the float.

First thing you will need to do is while the toilet is running lift up on the float lever arm. If the water stops you can simply bend the metal arm of the float lever. The purpose of bending the arm will force the float deeper into the water there for stopping the water from rising over the small tube in the center of your toilet.

There are few parts to a toilet and most parts can be purchased at your local hardware or home improvement centers. Toilet repairs like this can be made simple and the parts used to replace are inexpensive.

Various tags and holders are available in hardware or home supply stores that permit you to record the date, month, day and year, of the service or repair. This tag is invaluable for items as water heaters, water and furnace filters or any other appliance that receives periodic checking and maintenance by the home or apartment dweller. Many times these appliances are installed by the owner or delivery person and simply "forgotten about" until something goes wrong!

Then it is not only a scramble to get the fixture back in service, but also a hassle to find out the make, model, last service date etc. If you take the extra minute or two to record the purchase, date, location, date, model, serial number or model number, you know have the information you need to contact the local dealer or service department. Also, if you're not inclined to fix, repair or replace the unit yourself, you have the minimum information to begin the process of finding the help or aid of the local 'Handyman'.

Installing Windows - Home Tips

Most carpenters and construction workers understand one thing about eye level. It had better be straight, square and plumb. My dad could walk into a room take a quick glance at a wall and notice almost every single flaw in that wall. I was always amazed at his ability to find problems so quickly.

I have never quite developed the ability that my father has in noticing construction defects at his level. But I can tell you this most people notice a majority of flaws at their eye level. What does this mean? Quite simply if you are 4'6" tall you will notice every flaw possible between 3'6" and six foot.

If you are 6 feet tall you will notice every flaw between 5 feet and 8 feet. You might not notice the window apron but you will notice the window header if there are any problems.

Now the problem is installing windows at eye level and making sure that the window sill is level and the jambs are plumb. Windows seem to get used a lot and therefore will be looked at often. The more we look at something the more we will notice the good and the bad about that object.

Does the window slide easy, does the window lock easy, does the window close and open with little effort? If the window has grids this could be a bigger problem. If you are sliding the moving panel of the window passed the fixed panel of the window and the window is not level or straight you will definitely see it.

If you are installing Windows above 8 feet you could probably get away with the window being a little bit out of level or plumb. If the window is a two-story house and you can view it from upstairs you could have a problem if the window is out of square or not level.

Keep in mind is very important and not hard to do when installing the windows during construction or remodeling to keep them plumb and level. I know a lot of carpenters and window setters that slapped the windows in, eyeball them for straightness and move on to the next window to perform the same task.

Every person's eye level range will vary. A taller person will notice most mistakes five foot and above. A smaller person will notice mistakes five foot and below. Working at someone's eye level is a mistake. Your work should be quality and when setting windows should be done to the best of your ability.

You might ask why it matters. Because you never know when someone smaller or taller is going to be walking through the house and notice some simple problems that could have been fixed easily during the construction process. Now the window will have to be repaired which could be a costly process.

I like to build things right the first time. Take your time, double check everything and assemble with pride.

So you want to make big money making a living as a contractor in the state of California. Well now I bet you have seen contractors on TV or maybe you know someone who is a contractor. Especially the current economic business cycles that we seem to go through over the years. If you don't have the money to advertise or carry a payroll. Your business is going to suffer during the bad times. Sure there is credit and bank loans but you still have to pay that money back. IF you can't save your money stash some away for advertising.

Some of the best advice I can give a contractor anywhere especially in the state of California is " Don't Think The Great Times Of Easy Money Will Last Forever". Save some of the money you make just in case you need to get through the bad times. You will thank me for this latter, Some time down the road. What's the difference between a stair handrailing and a stair guard rail, quite frankly about 6 inches. Your stair guard rails have a minimum requirement of 42 inches where stair handrails built before the 1980s had a handrailing for protection with a minimum requirement of 36 inches.

This does not mean that older stair handrails that are 36 inches tall will need to be removed and replaced, because the new building codes have changed. If you were to rebuild the stair handrail or do any work on the stairway that required a building permit, they could have you change your stair handrailing to meet current building codes.

I was helping another guy frame a new house in 2005 and while I was on the job I would mention to the owner, certain concerns of mine with other parts of the job. After a while he realized, that I knew what I'll was talking about and started to pay attention when ever I mentioned anything related to home building.

He asked me if I would be interested in building the stair handrailing system and at the time I was too busy. I reminded him of the minimum requirements for the stair guard rail, it was no longer referred to as a stair handrail and would need to be at least 42 inches in height and include a gripable handrail.

Well as you guessed it, the next time I walked into the home, I noticed a 36 inch high stair handrail. I reminded him and he wasn't too concerned, because he hired someone that knew all about building stair handrails.

The building inspector made him remove and replace the stair handrail, before he would approve the home for final inspection. Don't make the same mistakes, learn a little more about stair handrail safety and don't become another statistic in the home building industry.

Sauna Bathing Or Steam Bathing - Home Tips

Sauna is the Finnish word for "bath". Finns who immigrated to the United States centuries ago brought with them a unique bathing custom, which is now only beginning to become popular here. Often confused with a steam bath, a true sauna bath is very different, even though both types of baths offer the same therapeutic benefits.

The temperatures in a traditional sauna can actually approach 200 degrees Fahrenheit! The extremely low humidity present in the sauna makes these temperatures tolerable. Properly designed, the sauna's relative humidity rarely exceeds 2% or 3% when operated in the "dry" mode. This permits the copious amount of perspiration produced by the body to dry quickly thus having a cooling effect.

All Scandinavian style saunas have a radiant air heater, which has a container of stones. These stones retain and radiate heat more consistently, which is why the Tylo electric sauna heaters have such a deep stone compartment. The stones can also be sprinkled with water to produce the wet sauna. This creates bursts of steam (called loyly by the Finns), which disappear quickly into the porous soft wood of the sauna. Humidity then climbs from a few percent to 10-15%. This instantly intensifies the sauna's heat as if the temperature had increased drastically (although it may even have dropped slightly).

In contrast, a steam bath makes use of a steam generator. This device heats water directly, not air. The steam room enclosure fills completely with condensed vapor. Clouds of steam envelope the bather. The humidity exceeds 100% and the temperatures are much lower than those of the sauna. Because of their very different modes of operation, the choice of construction materials is critical. A totally non-porous material such as tile, glass, or plastic is the choice for a steam room.

Previously, a homeowner desiring a steam room needed to frame and tile an enclosure and then fit it with a steam door. While this resulted in a beautiful installation, both the labor and materials made this method quite costly. Now, modern plastic technology has made the easy to install enclosure available. It has drastically reduced the cost of installing a steam room in your bathroom or exercise room. The Tylo Steam room enclosures are easier to install and more efficient than their framed counterparts by virtue of their design.

Although the steam room enclosure must be non-porous, the opposite is true of a sauna room. A sauna must be constructed of porous materials (meaning some type of wood), and it often actually employs air circulation through intake and outlet vents. Many varieties of wood are acceptable for sauna construction, but care must be taken when selecting the type and grade.

Whether it's dry heat or clouds of steam, the choice is yours and it is only a matter of taste and lifestyle.

Repair Wood Shutters

Learning how to fix wood shutters can be a fun do-it-yourself project. To repair wood shutters, you need to incorporate some long term maintenance along with an understanding of what can cause them to rot. Although wood shutters can rot over time, however, many people enjoy them because they don't look like plastic and they can be installed on operable hinges. The distinct look of functional shutters that come out of the house adds a different look and type of curb appeal that vinyl shutters just don't offer. The problem is the headache that can come every 3-5 years when it's time to replace those shutters. So what can you do to get the most out of your wood shutters? The first thing is understanding why exterior shutters can rot. The sun is your biggest enemy, because it will cause your shutters to contract and expand. If your wood shutters are painted dark colors or black and if they get direct sunlight for most of the day then this is even more so the case. This will expose untreated areas and the rot process will begin as water and insects make their way into the shutters through these cracks.

Th rails and styles are never glued to the panel for this reason and only serve to hold the panel while allowing it some slight contraction and expansion mobility. A paint contractor can often overlook this minor detail and cause more harm than good for your shutters. If your shutters are starting to split apart at the rails and panels, you need to do a couple of things. First, you should try to paint any exposed wood that's been untreated. And secondly, you should hammer the rails back in place and reinforce the rails and styles with screws. Never screw the panel to the rails or use glue or caulk.

If possible, don't use the color black. Try to avoid colors with dark pigments in them as they will absorb more heat and reduce the lifespan of the exterior shutters. You can also use a vinyl safe paint or a semi-gloss paint to help minimize absorption from the sun. If your shutters are cupping or bowing, then it's likely that the need reinforcement. Overexposure will do this and a long shutter may need a third hinge in the middle to make it more structural.

Keep in mind, that the sun is your worse enemy. If maintenance and repair are not your cup of tea, then have no fear. There is a no rot solution that does still offer the look of wood and functionality of operable shutters and they don't look like plastic. They're also not made from vinyl. What's nice about vinyl shutters is that they are affordable and they don't rot. The disadvantage is that they will always look like plastic and they too can crack and split over time. They're also not hingeable. Many people like wood shutters so that they can be hinged and function as operable shutters. You can consider upgrading to PVC shutters, which look just like wood and can be hinged. They can be an easy way to avoid a shutter maintenance nightmare. With a little bit of shutter repair and preventative maintenance you can prolong the life of your shutters so that they last twice or three times as long.

Wood Stair Cleats Problems - Stairway Remodeling

I would imagine most people don't even know what it wood stair cleat is, in construction we have so many words that describe the same thing. A stair cleat is another word for a thread bracket. In other words it's the part of the stairway that connects the stair stringer to the stair step. These have been used for years and over time, most of them will develop the same problem.

Most wood stair cleats loosened up and create a safety hazard. If the stairs are located outside in extreme weather conditions, for example, if it rains or snows a lot, extremely humid humid weather, or extremely hot and dry temperatures, your staircase might not last that long, if it is or isn't maintained properly. It's not a bad idea to use steel or concrete for stairways in these climates.

If you're ever walking up a set of stairs with wood cleats and the stair steps feel a little loose or wiggly, make sure you examined the stair cleats for safety. It's not uncommon for someone to be walking up or down a set of wood stairs and having the stair step or tread giveaway because the wood cleats has loosened.

If the wood stair cleats are nailed to the stair stringer, the nails can loosen up, causing it to become loose, as you walk up and down the stairs applying pressure to the stair cleat, this will create movement in between the stair step and the stair stringer. This could cause the cleat to crack, break and separate the connection between the stair step in the stair stringer.

I would suggest using metal brackets instead of wood cleats. The metal brackets will not crack or disintegrate like some wood cleats. Stair building brackets of course can loosen up and should be maintained regularly.

If you decide to use wood stair cleats, I would suggest using screws instead of nails and drilling holes in the wood stair cleats, most of the time this will prevent cracking the cleat. Try to use a thicker material for the stair cleat, for example using a 2 x 4 with lag screws and washers would be better than using a 1 x 4 with nails.

The History of the Cement Precast T Panel

Cement quite similar to the type in use today was originally developed in ancient Rome. This cement was so durable that many a Roman bridge, building, road, and box culvert constructed two millennia ago are still in existence. To make their cement they mixed volcanic ash with slaked lime (lime mixed with water). This type of cement hardened under water. When the Roman empire fell in the fifth century A.D. the knowledge of cement making died also. It wasn't until the mid-eighteenth century that a British engineer named John Smeaton rediscovered how to manufacture cement. The first great demand for cement in the U.S. was the building of the Erie Canal in the 1820's. An American engineer named Canvass White discovered rock in upstate New York which had the same hardening properties that volcanic ash served in Roman cement. Portland cement was invented in 1824 by an English bricklayer named Joseph Aspdin, who named it. This cement was manufactured by grinding, mixing, burning, and regrinding limestone and clay, which produced a superior cement than earlier types. The first Portland cement plant in America was founded in 1871.

Portland cement is manufactured of approximately 60% lime, 25% silica, and 5% alumina, with small amounts of gypsum and iron oxide added. The function of the gypsum is to regulate the hardening time. Lime can made from burned limestone, marl clay, or even oyster shells. Alumina and silica come from silica sand, shale, slate, clay, or slag from blast furnaces. The iron oxide comes from pyrite or iron ore. Many cement plants are conveniently located close to limestone quarries. In the plant the raw materials are stored in bins made of precast T panel and are processed by grinding and crushing, burning, and regrinding. The limestone as it comes from the quarry is crushed by machines which can take large rocks and smash them into small pieces; then the smaller pieces are broken by hammer mills into gravel. The gravel is mixed with the other raw materials and ground in mills into fine dust; or by a wet process using water to form a slurry. The product is then placed in a large cylindrical kiln constructed of steel lined with firebrick, and burned. Cement kilns are fired with powdered coal, gas, or oil and rotate at about one r.p.m. The materials are loaded into the top of the kiln and slowly slide down to the bottom in a period of about four hours at temperatures in excess of 3000 degrees Fahrenheit (1500 degrees Celsius), which transforms the materials into small chunks of clinker. The clinker is ground again together with gypsum to produce the Portland cement powder which is stored in silos constructed of agricultural T panel sections. It can be shipped either in bulk, or else packed in paper bags for shipping.

Originally plants producing Portland cement for manufacture into a precast T panel or an agricultural T panel used their own formulas. However in 1917 the National Bureau of Standards published a universal formula for producing Portland cement in the U.S. Air entrained concrete for manufacturing items such as a prefabricated box culvert, block, or brick was perfected early in the 1940's.

How Tough Are Concrete Epoxies - Home Tips

When concrete epoxies first came out I was working on a church remodeling the sanctuary. We were building a set of stairs that was two steps in height and 75 feet long. The steps were going to get a hardwood covering along with the rest of the sanctuary flooring.

I had used redheads in the past and noticed that over time these redheads would loosen up. I could never figure out what caused the redheads to do this. Was it the concrete that was expanding and contracting or was it the steel redheads contracting and expanding.

Either way I can never figure out what was up with the redheads. Another name for a redhead would be an anchor bolt. Red Hed is actually the company's name that makes the anchor bolt used to fasten materials to concrete or masonry surfaces.

Finding out that Simpson building products had made any new epoxy and all it required was drilling a hole 1/16 of an inch larger than the all thread you were going to use . After drilling a hole you would clean it with a plastic brittle brush. This brittle brush was pretty strong but it was not made from metal like I have thought. I was thinking it would have been a nice metal wire brush.

After drilling and cleaning the hole you would insert the proper amount of the epoxy into the hole you had drilled out with a masonry bit. As you slid the cut to size all thread bolt into the hole the epoxy would ooze out of the whole. This would tell you there was enough epoxy in the hole.

After that I cleaned the leftover epoxy off of the wood that I had inserted the all thread into to remove the extra epoxy that had oozed out. I waited 24 hours and the next day came to work with my electric impact wrench and wanted to put this epoxy to the ultimate test.

I put the washer and nut on the all thread and started to torque the heck out of it. As I was tightening the nuts and washer it started to work its way into the wood.

I was simply amazed after 24 hours the epoxy had held that good.

That was then and today Simpson epoxy requires drilling a hole an eighth of an inch oversize and filling it with epoxy. I still can't believe and to this day am a firm believer in concrete epoxies.

Read the instructions, clean out the holes properly with the recommended brush, insert the proper amount of epoxy, and rotate the all thread slowly into the hole as the epoxy starts to ooze out of it. Do not touch or move the bolt for the next 24 hours.

Concrete epoxies are here to stay and will keep improving as time goes on.
